What we take care of

Every week

We walk the house, run the taps, read the water meter, the humidity, and the temperature, bring in the mail and packages, and photograph every room from the same spot.

When something needs attention

We call your approved company the same hour, meet them at the door, and stay until the work is done. They bill you directly, and we add nothing to their bill.

When you come home

Tell us your dates. The house is cool, aired, and ready the evening you arrive.

Before a storm

A storm readiness plan written with you: outdoor furniture secured, the boat and dock prepared with your marine company, and the house photographed before and after.

An owner comes home in October to a silent air handler. The air conditioning stopped in August. For nine weeks the house sat in the Florida summer with the humidity climbing, and the replacement unit now waits on a permit.

With Lumina, it is found on the next weekly visit. Your A/C company is called that hour and met at the door, a dehumidifier runs while the part is on order, and you see every step from wherever you are.

When you lock the door for the season, we want you to stop worrying about the house. That is the whole idea.

Our family has called Boca Raton home for fourteen years. We know what a summer storm does to a pool deck, what a quiet A/C failure does in August, and how good it feels to walk back into a home that has been cared for.

So we look after yours the way we look after our own. Max or I will be at your door every week, and we will come to know your home the way you do: which door sticks after a rain, which palms the landscaper forgets, how cool you like it the night you arrive.
