Services and retainers

Everything we take care of, and what it costs.

Three retainers, month to month. Each one posts a record to your portal the day of every visit and keeps your approved companies on call for when something needs attention.

No setup fee. Introduced by your real estate agent? Your first 30 days are complimentary, and if you end before day 31, you pay nothing.

  • Everything in Estate
  • Two or three visits a week, all year

Prices are starting points. Waterfront exposure, the size of the house, and the number of zones set the final figure, which we give you in writing. Every retainer is month to month. Home on the market? Listing Watch runs week to week at $165 a visit, with no term, and stops the day the home closes.

How it begins, and how a week works

  1. The walkthrough

An hour at your home, at no cost and with no commitment. You meet us, we see the house, and you decide.

  2. The baseline walk

Once you decide, about two hours, included. We set the photo points and your limits for humidity and temperature, collect keys and codes in person, and write your standing instructions together: the company to call for each kind of problem, from our list or your own, and how much we may approve without waiting for you.

  3. Every week

We walk every zone, bring in the mail and packages, read the water meter and test it for leaks, measure the humidity and the temperature, check for moisture at fixed spots, and look over the grounds, pool, and dock. Your record is posted that day. If it is late, that visit is free.

  4. When something needs attention

We call you, and we call your approved company the same hour. We clear them at the gate, meet them at the door, stay while they work, and send you photographs when it is done.

  5. When you are home

Tell us in your portal when someone will be home. We never ask who. On those days we look after the outside: the grounds, the pool, the dock, and every company that comes to work. When someone is home for 30 days or more and we stay outside, the retainer is half the monthly rate.

The companies we call

Every home has a short list of companies on call: an A/C company, a plumber, a water-damage and drying company, an electrician, and a locksmith, with others as the house needs. At your baseline walk, you approve each one by name, from our list or your own.

When something needs attention, your standing instructions decide what happens next. We call you, and we call your approved company the same hour for any repair up to the limit you set, $750 unless you choose another amount. Above it, we wait for your go-ahead. We clear the company at the gate, meet them at the door, stay while they work, photograph the result, and lock up.

  • We choose companies that agree to call back within the hour and to come the same day for a leak or an A/C that has stopped.
  • Each company bills you directly at its own rates. We add nothing to their bill, and companies never pay us anything.
  • Each one is licensed and insured, confirmed within 30 days before they arrive. We request the certificate from their insurance agent ourselves, so you never have to.
  • If a company you trust cannot be checked, we tell you what we found and help you choose another. We never let in a company we cannot check.
  • Small things we take care of ourselves on the visit: A/C filters, light bulbs, smoke-detector batteries, a tripped breaker, and the water main in an emergency.

Your storm readiness plan

Many homes here have impact windows and doors and need no shutters at all. Others need panels or shutters closed before every storm. Your plan is written for your house.

  • Before the season. By June 1, we walk the house with you and write the plan: your windows and doors and who secures them, where the outdoor furniture and cushions go, the drains and scuppers to keep clear, your boat and dock with your marine company, and whom we call. We confirm each company is booked and checked.
  • When a watch is issued. We carry out the plan. We bring in the cushions and light outdoor items, your approved companies handle the rest, and we confirm each step is done and post dated photographs of the house secured.
  • After the all-clear. Once roads are open, we return, post a full record of the house and grounds, and call your approved companies for anything that needs repair.

Before a storm, we reach homes in the order set by each storm plan, as conditions allow.

Your mail and packages

On every visit, we bring in the mail and packages and leave them where you ask. When an envelope looks urgent, such as a notice from the county, an insurance letter, or a utility notice, we photograph the envelope and send it to you that day. On Estate and Private, we forward your mail to you weekly, with postage billed at cost.

Your home, from anywhere

Your private portal works in any time zone. It is how you see the house, and how you reach us.

Tell us when you are home

Coming back early? Say so in your portal. We stop going inside that day, look after the outside, and have the house cool and ready when you land.

Ask us for anything

An extra visit, a delivery, a company you booked, or a note. It reaches our phones the moment you send it, and you see when it is done.

Rooms we never photograph

Choose the rooms that stay out of the photographs: a study, a safe room, a collection. We still walk them and note what we find.

Your companies, on call

The companies you approved, with their numbers, and every job they did at your home, with before and after photographs.

Notices that say what we did

An urgent notice arrives with photographs, what we found, and which of your companies is on the way.

Every week, side by side

Photographs from the same fixed points, the readings beside them, and any two weeks side by side.

Questions owners ask

Who fixes things?

Licensed companies you approve at the baseline walk, from our list or your own. We call them, clear them at the gate, let them in, stay while they work, and photograph the result. They bill you directly, and we add nothing to their bill.

Is there a setup fee?

No. The walkthrough and the baseline walk are part of welcoming you. Introduced by your real estate agent? Your first 30 days are complimentary. We tell you in writing, before any card is taken, when the first charge would be and how to end it before then with one email.

How long is the agreement?

Month to month. Cancel any time through your portal, by email, or by telephone, and it ends at the close of the month you have paid for, with nothing more to pay.

What happens while I am in residence?

The visit moves outside: the grounds, the pool, the dock, and every company that comes to work. Your approved companies stay on call. For a stay of 30 days or more with no inside visits, the retainer is half the monthly rate.

What if I come home early?

Tell us in your portal, even the same day. We stop going inside, look after the outside, and if you ask, have the house ready when you land. Every change reaches our phones at once, and we confirm it by email.

Do you bring in the mail?

Yes, on every visit, along with any packages. If an envelope looks urgent, we photograph it and send it to you that day. On Estate and Private, we forward your mail weekly, with postage at cost.

What happens when a hurricane is coming?

We carry out the storm readiness plan we wrote with you before the season. We bring in the cushions and light outdoor items, your approved companies handle the rest, and we confirm every step is done and post dated photographs of the house secured. If your home has impact windows and doors, the plan says so.

Can I keep some rooms out of the photographs?

Yes. Choose them in your portal. We still walk those rooms on every visit and write a note of what we find.

How do I reach you?

Through your portal, by replying to any of our emails, or by telephone on the direct line we give you at your baseline walk.

What if a company I use cannot pass the check?

We tell you what the license record or the certificate showed and help you choose another company, from our list or your own. We never let in a company we cannot check; it protects you and your home.

My home is listed for sale. Do I need a long agreement?

No. Listing Watch runs week to week at $165 a visit, with no term, and stops the day the home closes. See Listing Watch.

Are you property managers?

No. We do not lease homes, collect rent, or place tenants. We look after homes for the people who own them.

Will this satisfy my insurance company?

Carrier rules vary, and we do not advise on coverage. We give you a dated history of every visit. Ask your agent what your policy requires when the home is unoccupied, and we will set the visit schedule to match.

What do you measure on each visit?

Five things, each recorded in your portal so you can see the trend: the humidity range since the last visit, from a logger we leave in the home; the water meter, with gallons used and a leak test taken with all water off; the home’s temperature against the temperature you chose, with the A/C setting recorded; moisture at fixed spots such as under sinks; and the refrigerator and freezer temperatures.

How will I hear about a problem?

You receive an urgent notice by email, with photographs, saying what we found and what we are doing about it, and a call from us within the hour. The notice also appears in your portal.

Can I see whether my landscaper came?

Yes. Each visit looks over the lawn, hedges, palms, irrigation, pool, and dock, and notes whether there is any sign of a service visit since the week before. The photographs are in your portal.

How do you handle keys and alarm codes?

Your key is tagged with a number, never your name or address. Alarm and gate codes are given to us in person at the baseline walk. They are never typed into this website, an email, or the portal.

What if my record is late?

If the record is not posted the day of the visit, you are not billed for that visit.

What is the Property Fraud Alert?

It is a free service from the Palm Beach County Clerk that emails you when a deed or mortgage is recorded in your name. Registration takes a few minutes. We set it up with you at the baseline walk, at no charge.

Let us walk the house with you.

An hour at your home, by appointment, with no cost and no commitment. You meet us, we learn the house, and you decide.
