Rachel
Runs Lumina day to day
Rachel walks homes each week, meets every company at the door, and is the voice you hear when something needs attention. She will come to know your home the way you do.
Max
Walks homes and runs your portal
Max is Rachel’s son. He walks homes with her each week and keeps the owner portal running, so your photographs and readings are posted the same day.
You meet us in person at your walkthrough, before any key changes hands.
One caretaker who knows your home
The same family member walks your home week after week. That is how small changes get noticed early: a new stain under a sink, a door that sticks after a rain, a palm the landscaper skipped. We take on a new home only when we can give it that attention.
What we send before we ever hold your key
- Our names and photo identification
- Our certificate of general liability insurance, including coverage for property in our care
- Our fidelity bond
- The background check for each family member who will enter your home
- The names of everyone who may enter your home, and word from us before anyone is added
Keys and codes
Your key is tagged with a number, never your name or address, and it is kept locked away. Alarm and gate codes are given to us in person. They are never typed into this website, an email, or the portal.
Your privacy
Client homes are never shown publicly; every photograph on this website is a sample image. Your record is private to you, behind a sign-in link we send only to your email address, and you choose any rooms we never photograph.
How we check every company
Our family also runs LicensedAndInsured.com, which checks Florida contractor licenses against state records and tracks insurance certificates. We use it for every company that works at a Lumina home, including the companies you already use: your landscaper, your pool service, your housekeeper, and any company we call for you. We request the certificate from their insurance agent ourselves, and companies never pay us or anyone to be checked. If a company you trust cannot be checked, we tell you what we found and help you choose another. We never let in a company we cannot check.
What we are not
We are not contractors, property managers, real estate brokers, or insurance agents. We do not do licensed trade work, lease homes, collect rent, or advise on coverage. When something needs a repair, a licensed company you approve does the work and bills you directly. We arrange it, let them in, stay while they work, and photograph the result.
