For real estate agents

A trusted recommendation for your seasonal clients.

Many of your clients leave their homes empty for months at a time. We look after those homes every week and take care of what goes wrong, so your clients come back to a house that was cared for, and remember who recommended us.

An illustration

It happens every summer.

A seasonal owner returns in the fall to find the air conditioning failed in the summer heat. The house has been closed and humid for weeks, and the replacement unit waits on permits.

With Lumina, the failure is found on the next weekly visit. The owner’s A/C company is called that hour, cleared at the gate, and met at the door, and the owner sees every step from wherever they are.

Your client does not have to coordinate any of it. That is the kind of recommendation people remember.

What your client receives

Every week

The house walked, the taps run, the water meter, humidity, and temperature read, the mail and packages brought in, and every room photographed from the same spot.

When something needs attention

We call their approved company the same hour, clear them at the gate, meet them at the door, and stay until the work is done. The company bills them directly, and we add nothing to its bill.

Before a storm

A storm readiness plan written for their house, carried out when a watch is issued, with the house photographed before and after.

When they come home

The house cool, aired, and ready the evening they arrive.

A private portal

Photographs and readings posted the day of every visit, and one tap to tell us someone will be home or to ask us for anything.

A family they can trust

A Boca Raton family for fourteen years, insured and bonded before we hold a key, with every company’s license and insurance checked before it enters.

How an introduction works

  1. Introduce your client

Send us your client’s name and email through our walkthrough page, with your own name, or simply forward our brochure.

  2. We arrange a walkthrough

We reach out to your client and walk the house with them, at no cost and with no obligation.

  3. Their first 30 days are complimentary, and we thank you

Every owner you introduce receives their first 30 days at no charge, and there is never a setup fee. When your client signs on, we pay your brokerage $50, where its policy allows. Please let your client know about the $50 in writing; our brochure and our walkthrough paperwork say so plainly, too.

  4. We let you know

With your client’s permission, we tell you they are in good hands.

A brochure you can forward

One page, written for your client, not for you. Forward it by email or print it for a listing appointment.

For a listed home whose owners are elsewhere

A listed home is often empty for weeks, and its owners are often somewhere else. Listing Watch gives your sellers the same weekly visit, week to week, with no term.

Listing Watch

$165 a visit, billed weekly to the seller

One visit a week for as long as the home is listed. Visits stop the day it closes.

  • Every zone walked, taps run, toilets flushed, and drains kept wet, so a buyer never meets a stained bowl or a smell from a dry trap
  • Doors, windows, lights, and the thermostat checked on every visit, since showings do not always leave them as they were found
  • Water meter and leak test, humidity, temperature, and moisture at fixed spots
  • Same-point photographs, posted to the portal that day, with an email to the seller and, if the seller wishes, to you
  • If something breaks, we call the seller’s approved company the same hour, at $95 a call-out, billed with the week
  • No term and nothing to cancel. The seller signs a one-page access authorization, and we use the lockbox you set or a key tagged with a number
  • Introduced by you, the seller’s first 30 days are complimentary

If the home comes off the market and the owner would like it looked after, the Watch retainer picks up where Listing Watch left off.

Have a client in mind?

Send us their name, or forward the brochure. We will take it from there, and look after them the way we would want our own home looked after.
